You should have spoken a bit more about the minimum amount (by value) that foreigner needs to spend on a condo in order for him/her to get a residence permit. I doubt foreigner can just buy a cheap condo unit and get a visa.

Here is some unconventional advice which is not often mentioned:
– Check with your country embassy in Thailand if they are hiring. Some countries have hundreds of people working in the embassy and it is not only high flying deplomats. There are many ordinary positions there – some one has to open doors, clean, deliver packages etc.
– Your gov might also have some related NGO whom might hire or volunteer you. I mean like British counsil, French Lang, USAID, Doctors, Redcross, etc. There are many many of them.
– Check with international corporations in Banking, Logistics, etc.
– And finally but probably the best post on dating websites and state clearly you want to get married and come live in TH. You will need 400k tbh for marrage visa plus support for your wife, say 10-20k per year if you choose wisely. But pls never send anyone any money not even one baht – only after the deal is set and you here yourself.

Probably easiest to just live in Cambodia with their easy stress free 1 year visa for $180 and just take the bus or plane to visit Thailand whenever you want.

If you like martial arts you can also get a Muay Thai visa and make money on your fights.

Process should be simplified as I said. Proof of age , passport / birth certificate, health insurance and bank statement showing available funds .. not condo address 😮especially when you first arrive. 3 weeks tonight I arrive , now a bit concerned

My agent told me today I need a condo lease now before getting non O / retirement visa 🤷‍♂️ .. why do they make it so difficult. Will arrive early March and stay in hotel for one month. Surely that should suffice then of course advise when move to condo. I understand yes need address of course but for new people coming it’s silly now 😢

Lol I have condos and rent them out I do have to pay a yearly management fee for each condo but the rent easily covers that when I come to Thailand I have that money sitting there waiting to re invest or spend. So for me not a waste of time or money. Sure, there are things that need to be repaired or serviced now and again but you really can't go wrong with property if you do your homework.
